Dear Neighbors, 

Housing affordability has been one of the defining challenges of our region, with both Larimer and Weld Counties facing changing demographics that are changing our housing needs.  

At the NoCo Foundation, we believe meaningful progress starts with shared understanding. Housing at a Crossroads offers a clear, regional snapshot of where we are today including the depth of the housing gap, the forces driving it and the cost of meeting our community's needs.  

Our aim is not to point fingers or prescribe a single solution. We know that housing is a complex, systems-level challenge that requires coordination across sectors and jurisdictions.  

We hope this report serves as both a reminder that the trajectory we are on is a choice, and an invitation to work together to choose a different path forward.
